Comprehensive Market Analysis
My sellers will receive a comprehensive market analysis of their home which includes a comparative market analysis (CMA). A comparative market analysis (CMA) is an estimate of a home's value based on recently sold, similar properties in the immediate neighborhood area. The comprehensive analysis will also include includes homes in the neighborhood that are currently active or pending and how long the listed properties stayed on the market before. This guides and helps my sellers in setting a listing price on their own home that they wish to sell.
Market Valuation & Strategic Price Opinion
I provide my sellers with a strategic price opinion based on the current market along with the comparative market analysis. Whether it is a sellers market or a buyers market, my strategies can guide you to get the most out of the sale of your property.
Multiple Listing Service (MLS)
Your home will be listed in the local multiple listing service (MLS) which will provide exposure to a larger audience which include buyers working with real estate agents for their next home purchase.
Professional Photography
Pictures speak a thousand words. The first thing a buyer wants to see, or attracts a buyer are pictures that captivate their attention.When they like what they see, they are more inclined to tour the property. I hire professional photographers who takes amazing pictures of your home's interior and exterior so it can be published online or in print materials with high quality for marketing.
Virtual Tours
Virtual tours offer buyers a feel for how the house looks by mimicking the feel of being inside a home when they view it online. Most buyers see the photographs and virtual tours several times before they make a decision to tour the home. Virtual tours offer them a chance to view the home from the comfort of their home many times and will bring buyers into your doors. I provide all my sellers with a professionally created virtual tour that can float around in the digital world for potential buyers to view.
For Sale Yard Sign
A For Sale yard sign placed on the property can provide more exposure to neighbors who may have friends and family looking to move closer to them and willing to buy in the same neighborhood. With the seller's permission, I place a For sale Sign with a post on the property. The sign includes an attached flyer box in which property marketing flyers are put that people can take.
Real Estate Lock Boxes
A Real Estate Lock Box (Supra Box) can be placed on the property to allow a secure access to your home when buyer's agents with access to the local MLS want to to show the home.
Digital Marketing with a Dedicated Property Website
A dedicated single property website or a landing page with property details, MLS number, photographs, virtual tours will be provided to potential buyers who look online. It also helps them save the page and revisit without searching for the home through generic real estate websites. Several buyers view the webpage several times before viewing in-person which can lead to a quicker sale.
Social Media Marketing
Your home is constantly and consistently marketed on Facebook through realtor page, paid ads, real estate groups and other business groups. Social media marketing has become more important than ever and gives the seller a chance to expose their property to a wider audience of potential buyers. The return on such intense marketing is a quicker sale with multiple offers and better sale price especially in a sellers market.

Print Marketing & Email Marketing
Printed marketing materials include magazine style brochure, property fliers with professional photographs and descriptions. Syndication through Zillow, Realtor.com, Trulia, and other national portals
Being a member of the local MLS allows me to syndicate your property through major real estate sites that can provide exposure to a wide range of buyers. I am also a Zillow Premier Agent and a member of Realtor.com for real estate professionals that provides me access to their innovative and creative marketing accessories to provide your property with the utmost exposure in the market.
Facilitate Showing
I will facilitate easy showing for buyers and their agents through Calendly or Showtime. This lets the seller know when their home is being shown and plan accordingly. However, I am always available by phone for you, the buyers and agents who wish to see or show your property to make appointments, share details and answer any questions.
Open Houses
There are three types of open house events that I will plan and execute to market your property.

Office Open House: I am an agent with Excel Realty. There are hundreds of my colleagues who work with buyers. A separate open house will be presented to expose your property to all of my colleagues at Excel Realty.

Broker's Tour: A broker's tour allows agents from other brokerages also to be informed of your property for sale allowing them access to view your property.

Public Open House: This tour allows exposure to the general public who may be just neighbors, friends, or in the market to purchase, etc.
*During the pandemic guidelines for Open Houses have changed. I will help navigate through this process with CDC, Realtor Association & County guidelines. When an in-person open house is not feasible, we will make it into a live -interactive virtual open house tour.
Home Staging
I offer free staging of your home included with the diamond and platinum package based on your needs. Staging can provide an appealing showcase of your property.
Contract Negotiations and Transaction Management
I will help you with your negotiations with due diligence. My expertise and experience in this area can help you get the best possible price for your home. Real estate transactions go beyond negotiations and offer acceptance. I will help you understand all critical home sales jargon in your contract to understand the terms of the contract and what you are accepting to. I will provide you with a timely advice on what comes next. Having a certified negotiator with good reputation and the inclination & ability to work nicely with other agents and professionals is one of the things that will set me apart. I will be there every step of the way and make sincere efforts to make it a smooth and seamless transaction.
